The City of Jefferson has instituted a program that provides for tax reimbursementfor up to five years. Individuals who acquire and reside in "eligible" residential properties may apply to receive a property tax each year. This program is part of a broader strategy to encourage owner-occupied homes in older, existing neighborhoods throughout the City. Please note that the re-authorization specifically limits the number of participants to ten(10) eligible properties per calendar year; therefore applications will be processed on a first-come-first-served basis each year.
Eligibility Requirements
- Property must be purchased in the current calendar year, in good faith, arms length transaction;
- House must have been constructed before 1951;
- House must have been vacant or used for some purpose other than exclusively owner-occupied, single family residence during the twelve (12) months preceding the date of purchase;
- Property must have a fair market value of $50,000.00 or more at the time of purchase;
- Property must become occupied by the owner as his/her primary residence after the date of “eligible” purchase and before the owner makes application for any tax reimbursement. The property must be a owner-occupied, single family residence as defined by the City Code.
- Owner must remain in the residence continuously over the five year period to qualify for the tax reimbursement.
If all of the eligibility requirements are met, the owner must complete an application and certify eligibility for reimbursement of taxes owed on the property.
Total annual reimbursement may not exceed the taxes assessed or $2,000 whichever is less. Eligible owners may receive reimbursement for no more then five (5) years starting in Tax Year 2007. Eligibility must be certified each year.
